Thraemoor Lot 70 sold on January 30, 2023 !

Lot 70 (see plat map – press ctrl+ keys to zoom in on plat map) is the 1 acre of undeveloped land on the hill on the north side of Thraemoor in the Park.   The parcel was sold by Laura Weilert to Cherokee, LLC on January 30, 2023 for $55,000.

Cherokee LLC was formed by Jack Howard just ten days before the sales transaction.  Mr. Howard was one of the original developers of Thraemoor in the Park.

It would be interesting to know what plans, if any, Mr. Howard has for the property.

The current zoning is R-1-12 which requires single family lots of at least 12,500 sq ft. 

Morrison Road to be extended to the east from S Wadsworth intersection to accomodate future undefined growth.

Concurrent with the Peak View Park Project, Lakewood has converted the original 3-way intersection at Morrison Road and South Wadsworth to a 4-way intersection.

The intersection expansion included additional turn lanes, sidewalk extensions, and irrigation ditch adjustments.

The site map for Peak View Park shows that new 4-way intersection with Morrison Road extending to the east as a 4-lane road towards Sheridan Boulevard.  It is labeled as a future road.  (See diagram above.)

Lakewood’s engineering firm Goodbee & Associates described this intersection expansion as: “Intersection improvement project to extend Morrison Road east of Wadsworth Boulevard to accommodate future growth.”

It would be very interesting to know where the future growth is expected to occur and who will be impacted.
